Rent arrears and rent increases

A survey carried out by market research agency BDRC Continental and based on over 500 interviews with National Landlords Association members has revealed that 45% of private landlords have experienced rent arrears in the last three months and 72% of those have sought to evict their tenants as a result of rent arrears.

Other reasons for seeking possession of properties include anti-social behaviour, which contributed to nearly half of all possession claims.

The recession has undoubtedly impacted on the finances of many tenants and made it difficult for them to keep up rent payments.  However, the situation has probably not been helped by the finding that 45% of landlords have increased rents in the last 12 months and 34% intend to do so in the next six months: landlords cite the strength of demand and the increased cost of running a property portfolio as the main drivers for rent rises.
