Our landlord lawyers provide an online stage-by-stage service for evicting tenants on a fixed fee basis where there is an Assured Shorthold Tenancy in place and the tenant is more than 2 months in arrears.  With advice and guidance from a landlord lawyer, we will also obtain a County Court Judgment for you in respect of the outstanding rent arrears.

If there are no arrears, our landlord solicitors can still help. We also provide an alternative fixed fee service for obtaining possession and eviction using a Section 21 Eviction Notice and Accelerated Possession Proceedings.

Stage One

The first stage to evict your tenant is to serve the tenant with a Section 8 Notice. The Section 8 Notice gives the tenant at least 2 weeks notice that they must pay the outstanding arrears or you will apply to the Court to obtain possession of your property. The notice must have expired before we can move onto Stage 2 - issue possession proceedings.

Stage Two

If your tenant does not leave the property or pay the outstanding arrears after expiry of the Section 8 Notice, you can start the next stage of tenancy eviction. For a fixed price, we will prepare and issue the Possession Proceedings and arrange for an advocate to attend the hearing on your behalf. If you don't want to attend Court, we can also prepare a Witness statement for you to sign. After the hearing, we will let you know the outcome.

Stage Three

If you have completed Stage 1 and 2 and the tenant still refuses to leave the property, and you still want to evict your tenant, our specialist team of tenant eviction lawyers will issue a Warrant of Possession which will be executed by the County Court Bailiff.
